This may seem like a bold take, or an obvious one: I believe the only way to tackle Atlanta’s housing shortage is to focus on new construction and zoning flexibility. Specifically, we need:
- More entry-level homes for first-time buyers.
- Incentives for developers to build housing.
- Zoning law adjustments to encourage diverse property types, most notably missing middle housing.
I believe the only way to truly address this issue is to loosen zoning restrictions and create incentives for builders to focus on a variety of property types, rather than just high-end developments which is most of what we’re seeing intown at no fault of developers, just there is still a huge demand for it and they need to make a profit like any business. My take is, together we can start embracing the missing middle housing solutions—such as allowing duplexes, townhomes, and smaller-scale multi-family units to be built, which would be a game-changer for the Atlanta real estate market. Regardless of which side of the aisle you’re on, I believe we all agree local over-regulations are the heart of the affordability crisis. Unless interest rates unexpectedly drop below 4%—which will never happen unless we’re facing serious global meltdown like WW3 (God forbid) —we (as in you, me and everyone who lives here) should focus on sustainable solutions for the long-term health of the national market and locally, Atlanta real estate.
