Here’s the real deal: there’s not a ton of really “good” inventory out there. But there are plenty of buyers watching and waiting for the right home to pop up. If it’s a great house, on a decent street, and priced well—it’s still going under contract quickly, and yes, sometimes even with multiple offers. Buyers are hungry for the right property; they’re just waiting for it to hit the market.

And here’s some good news for sellers—mortgage rates have dipped to their lowest level in five months. We’re now looking at rates in the mid-6% range for a 30-year mortgage, down from the high 6%’s and low 7%’s we’ve been seeing. That little shift is already stirring up more buyer activity, and I expect demand to pick up even more as we move through Spring.
