Atlanta Botanical Garden Expansion & Big Changes Near Virginia Highland/Monroe

After almost a decade of planning and lots of controversy (see below), the Atlanta Botanical Gardens is gearing up for an eight acre, $150 million expansion!

Expected to break ground in the fall of this year with an optimistic target competition date of mid 2027, the Gardens will connect directly with the Beltline, stretching north along Piedmont Ave, across from Ansley Park where the Public Storage is.

Though I’m excited for more greenspace and additional Botanical Gardens to explore, part of the terms of their complicated deal was a land swap with Public Storage to build a new self-storage directly

across from Piedmont Park and my office, Keller Knapp Realty.

No, this isn’t satire news like “the Onion” or “Babylon Bee”, you read that correctly. On one of Atlanta’s most walkable and populated portions of the Beltline there is a five story self storage building being constructed on an almost two acre lot. Pictured is my confused dog, Coco, perched outside our office at 1027 Monroe Drive supervising the construction. It’s too bad they didn’t use me as their agent on the deal!

Also to note, the City of Atlanta also (almost secretly) owns the Clear Creek shopping center at the intersection of Piedmont and Monroe, where if you’ve been a long time “IC Real Estate blog” reader you may remember that is where my former office, Harry Norman Intown is located. If I had to speculate, the city will eventually demolish this shopping center and create a park entrance which would be neat as well, though this is also a prime redevelopment area which is underutilized now. I guess we will hurry up and wait! I’ll keep you all posted.
