According to the AJC, rent has gone up just under 11% in Atlanta this year. Being one of the fastest growing cities in the country, with over 400,000 people moving here since 2015, there has only been 60,000 apartment units added in that time. Our housing shortage is a major issue, not only with buying but with renting as well.
I think we should reevaluate our zoning policies to allow more well designed, attractive and affordable units (among other things) to allow higher density. Atlanta has alleviated some of this with changes in zoning laws to allow more ADUs (accessory dwelling units) in neighborhoods (pictured below).
