Atlanta Real Estate Market Update: February 2025

Switchyards Buckhead

I’m writing to y’all from Switchyards Buckhead, a super cool “work club” with locations all over Atlanta and now in my hometown, Asheville, as well as Greenville, Charlotte, and Nashville. Right next to the coffee station which I probably frequent too much, there’s a Metro Atlanta population tracker, and it’s a constant reminder of how fast our city and the Metro area is growing. Atlanta remains one of the fastest-growing cities in the country, with no signs of slowing down with over 6.27 million people.

In Metro Atlanta, we’re overall inching toward four months of inventory (at 3.75, a 4-6 month supply is considered a “regular market”), but keep in mind this varies vastly by neighborhood of course, the most important factor in real estate: location, location, location. For example, Belvedere Park is currently a buyer’s market, offering opportunities to find good deals and even have a portion or all of your closing costs covered. Meanwhile, Virginia Highland remains a competitive seller’s market.

Interest Rates & Mortgage Trends

Interest rates haven’t changed much since my last newsletter, ticking up just slightly, I don’t expect them to move too much one way or the other this year. The reason most buyers are waiting to buy now is for prices to come down and rates to come down, which ends up costing more money in the long term. If you’re going to stay in Atlanta for at least a year or two, buying is your best bet. Is there another way to leverage your money, protect against inflation and live in an investment? Atlanta and National Home Buying Trends (Source: NAR)

A few interesting national stats (courtesy of  the National Association of Realtors, NAR):

  • Last year, the average age of a first-time homebuyer hit an all-time high of 38 (for perspective, ten years ago in 2014-2015, it was 29).
  • In 2024, 62% of home buyers were married couples.
  • Single females accounted for 20% (girl power!)
  • While single males made up only 8% (come on, fellas!).
  • Unmarried couples comprised 6%, which I expected to be higher from my experience.
